Newton Year End Market Report

Newton continues to be one of the strongest markets in Massachusetts and 2012 seemed to continue the trend. In 2012 there were 507 Single Family homes sold in Newton for an average sales price of $927,653. The amount of homes sold and the average sales price in Newton both increased when compared to the prior year. Homes in Newton appreciated 5.7% while the number of homes sold increased 3.4%.

The average list to sales price ratio for Newton Single Family Homes changed increased from 95.57% in 2011 to 95.80% in 2011. In 2011 Newton had 4.67 months of inventory on the market compared to 4.78 months of inventory for 2012. While the months of inventory increased slightly from 2011 to 2012, it is not signaling a big adjustment in market conditions. In fact, the 4 to 5 month inventory range signals a seller’s market for Newton.

For Newton condos and townhomes it was a little different in 2012. The average sale price declined slightly from $475,906 in 2011 to $470,624 in 2012. The number of homes sold decreased slightly as well from 249 homes sold to 243 homes sold in 2012. The bright spot is that Newton sellers saw an increase in the percentage they received of their asking price of 95.82% to 96.42% in 2012. In 2012 Newton Condos and Townhomes had an average of 5.97 months of inventory on the market compared to 6.7 months of inventory in 2011.
